We offer one-bedroom apartments and two to three-bedroom 3-story townhomes with private attached garages whether you're flying solo or need a little more space, there's a floorplan here that fits your life.

Absolutely! Your furry family members are welcome here. We have a limit of 2 per household. Breed restrictions may apply, so reach out to the leasing team for the full details before you move in. The following fees include a refundable Pet Deposit, a one time pet fee, and monthly pet rent. If you have questions about our Pet Policy & Fees, please contact our leasing office. Our dedicated staff is always happy to help answer any questions.

Plaza at River Oaks does not have a leasing office onsite. However, office staff is available via email or by calling from 9:30 am to 5:30 pm Monday trough Friday and 10 am to 5 pm on Saturday. We are closed Sundays. Tours are scheduled by appointment only.

As part of the application process, we conduct both background and credit checks to help ensure a safe and responsible community for all residents.

At this time, we do not offer short-term lease options.

Approval timelines vary based on how quickly we receive your documents. Income documentation is typically due within 24–48 hours of applying and must be reviewed by a third-party auditor. Most approvals are completed within 48–72 hours. We'll keep you updated every step of the way!

Yes, renters insurance is required for all residents. It's a straightforward way to protect your belongings and gives you peace of mind from the moment you move in.

Applicants must earn at least 2.5 times the total monthly rent and have fair credit or better; we do not accept applicants with broken leases, evictions, or outstanding rental debts. Not sure if you qualify? No worries—our team is here and happy to help every step of the way!

Visit the property website or give the leasing office a call to set something up. There's really no better way to get a feel for the community, explore the floor plans in person, and imagine yourself coming home to Plaza at River Oaks every day.

Utilities are the resident’s responsibility and include electricity and optional Wi-Fi. Water and sewer services are facilitated by the community and added to the monthly rent, with water costs allocated to each unit based on the number of occupants and square footage. Trash hauling is also included in the monthly charges and is allocated based on usage.

Lease terms of 12 to 15 months are available.

At move-in, we require renters insurance, proof of electricity setup, and payment of rent and the security deposit.

Yes, our parking is available for both residents and their guests within our gated community, providing convenient and controlled access for everyone.

Plaza at River Oaks does not have a guest suite for visitors.

We offer guest assigned parking spaces conveniently located near the drive-through and walk-through entrances.

The nearest transit stop is right outside our front door at West Gray St @ Woodhead St.

We offer a convenient resident portal on our website under the Residents section, powered by Bilt. You can also download the mobile app, allowing you to easily pay rent, manage your lease, submit maintenance requests, and even earn rewards.
